The Region
Why northern Westchester and Putnam
These towns have protected their rural character through large-lot zoning, conservation land and a long equestrian tradition. The result is unusual this close to the city: dirt roads, stone walls, horse farms and houses set well back on several acres.
Land here is scarce and valuable, which rewards careful planning: getting the most from a site's approvals, views and privacy before a single drawing is made.
Towns
Where we look for land
Bedford & Katonah
Historic estates, bridle trails and Harlem Line stations close at hand.
Pound Ridge
Wooded, private and quiet, with a strong conservation ethic.
North Salem
Horse country, with open fields, hilltop views and reservoir landscapes.
Garrison & Cold Spring
The Hudson Highlands, with river views, West Point across the water and the Hudson Line nearby.
Building Here
What to know before you build
Large-lot zoning
Several towns keep two- to four-acre minimum lots in their most rural districts. That preserves privacy and sets the scale of what can be built.
New York City watershed
Much of the area drains to New York City's reservoirs. Work near watercourses and reservoirs can require City DEP review of stormwater and septic plans.
Wetlands and steep slopes
Local wetland and steep-slope rules shape where a house and driveway can go.
Historic and scenic review
Some hamlets and roads have historic district or scenic road protections.
Requirements vary by town and parcel. We confirm them during feasibility, before you commit.
From the City
Getting there
Metro-North's Harlem Line serves Bedford Hills, Katonah and Purdy's, and the Hudson Line serves Garrison and Cold Spring, about an hour or a little more to Grand Central. By car, I-684 and the Taconic make for easy travel.
