The Region

Why the Somerset Hills and Hunterdon

This corner of New Jersey has kept a landscape of estates, farms and hunt country, helped by a long-standing farmland preservation program.

The setting is pastoral, but the convenience is real: rail service, major highways and Newark airport are all close. It works equally well for a primary home with country character or a weekend house an hour from the city.

Towns

Where we look for land

  • Far Hills

Home of the Far Hills Race Meeting and some of the area's grandest estates.

  • Bedminster

Rolling farmland along the North Branch of the Raritan, with easy access to I-78 and I-287.

  • Peapack-Gladstone

A small, historic borough at the end of the Gladstone Branch.

  • Tewksbury & Oldwick

Quiet hills, historic Oldwick village and open farmland in Hunterdon County.

Building Here

What to know before you build

  • The Highlands Act

Parts of the area fall within the New Jersey Highlands region, where the Highlands Water Protection and Planning Act adds state review of development, especially in the Preservation Area.

  • Septic and well

Most country parcels use private wells and septic systems designed to state standards and approved locally.

  • Farmland and easements

Many properties are in farmland assessment or preservation programs, which affects what can be built and where.

  • Township approvals

Each township sets its own zoning, and many require large minimum lots in rural districts.

Requirements vary by town and parcel. We confirm them during feasibility, before you commit.

From the City

Getting there

NJ Transit's Gladstone Branch serves Far Hills, Peapack and Gladstone. By car, I-78 and I-287 put most of the area about an hour from Midtown, depending on traffic.
