The Region
Why the Hudson Valley
The Hudson Valley has drawn New Yorkers north for more than two centuries, and the reasons haven't changed: the river, the Catskills on the western horizon, rolling farmland and some of the most beautiful historic houses in America.
What has changed is how people use a country house. Many owners now spend long stretches upstate, working remotely, hosting family and treating the house as a true second home rather than an occasional retreat. That calls for houses built to a higher standard: quiet, efficient, as comfortable in February as in July, and designed around the specific land they sit on.
Towns
Where we look for land
Rhinebeck & Red Hook
A walkable village, the historic river estates and Amtrak service from Rhinecliff.
Millbrook
Open horse country, long stone walls and a strong tradition of land conservation.
Pine Plains & Ancram
Quiet farmland along the Dutchess–Columbia line, with views toward the Taconic hills.
Hudson & Ghent
A lively small city of restaurants and galleries, surrounded by orchards and open country.
Stone Ridge & High Falls
Ulster County's historic stone houses, between the Shawangunk Ridge and the Catskills.
Building Here
What to know before you build
Water and septic
Most rural parcels rely on a private well and an on-site septic system. Soil and percolation testing come before design, and septic plans need county health department approval.
Town zoning and review
Each town has its own zoning and planning board. Some protect ridgelines, scenic roads or historic districts, such as the Hudson River Historic District between Hyde Park and Germantown.
Conservation land
Land trusts such as the Dutchess Land Conservancy and Columbia Land Conservancy hold easements across much of the region. They protect the views that give a property its value, and they can shape where a house may go.
Agricultural districts
Many parcels sit within state agricultural districts. Working farms nearby are part of the landscape and the appeal.
Requirements vary by town and parcel. We confirm them during feasibility, before you commit.
From the City
Getting there
Amtrak runs from Penn Station to Rhinecliff and Hudson in roughly two hours. Metro-North's Harlem Line reaches Wassaic, near Millbrook and Amenia, and the Taconic State Parkway makes the drive easy.
