The Region

Why the Litchfield Hills

Towns like Washington, Salisbury and Sharon have changed remarkably little, protected by careful local zoning, active land trusts and a deep affection for the landscape.

People come for privacy and beauty without remoteness: good restaurants, independent schools and an easy trip to New York. We build houses here that respect that setting, with traditional forms, natural materials and careful siting, and full modern comfort inside.

Towns

Where we look for land

  • Washington & Washington Depot

Rolling hills, the Shepaug River valley and a village center with real charm.

  • Salisbury & Lakeville

Lakes, ridges and the Appalachian Trail in the state's northwest corner.

  • Sharon

Wide views, historic homes and quick access to the Harlem Line at Wassaic.

  • Litchfield

A historic green and town center, surrounded by farmland and protected forest.

  • Kent & Cornwall

The Housatonic valley, a covered bridge and some of Connecticut's best hiking.

Building Here

What to know before you build

  • Wetlands review

Every Connecticut town has an inland wetlands commission. Work near streams, ponds or wetlands needs its approval, and it is often the first permit to plan for.

  • Planning and zoning

Lot coverage, setbacks and, in some towns, ridgeline and scenic protections are set town by town.

  • Septic and well

Septic systems are approved by the local health district, and soil testing guides where the house and system can go.

  • Stone walls and history

Old walls, barns and foundations are part of the land's value, and we plan around them wherever we can.

Requirements vary by town and parcel. We confirm them during feasibility, before you commit.

From the City

Getting there

Most of the region is two to two and a half hours by car via I-684 and Route 22 or Route 7. Metro-North's Harlem Line to Wassaic, New York, brings Sharon and Salisbury within reach by train.
